BEOS AG has had an eventful history. Since its founding in 1997, BEOS has set one milestone after another, making waves well beyond its company borders. For instance, the Berlin-based company has not only become the market leader in mixed-use industrial real estate; it has also firmly established the sector as a distinct asset class in its own right. And the signs continue to point to growth.
Ten years ago, BEOS launched its first fund, CREFG I, with a total of twelve properties and an initial investment volume of EUR 220 million. The fund laid the foundation for the future success of corporate real estate as a distinct asset class. A decade ago, corporate real estate was still attracting little attention from investors and BEOS established itself as a pioneer of new investment approaches, a position the company maintains one decade later: In September 2020, Swiss Life Real Estate launched its EIL fund with a strategic focus on European industrial and logistics assets.
BEOS continues to break new ground in 2020 by launching BEOS Logistics GmbH, a joint venture for the development of logistics real estate with a primary focus on urban logistics and large distribution centres.
Following in the footsteps of Europe’s best football clubs, BEOS AG also celebrates a memorable treble in 2020: NOVA Neufahrn, one of the business parks developed by BEOS, triumphs in the Red Dot Design Award 2020, the ICONIC AWARDS 2020 and the FIABCI Prix d’Excellence Germany 2020.
Summer is all about sport as Lukas Podolski opens a new football complex in Cologne-Mühlheim. The new STRASSENKICKER BASE is part of Carlswerk, a business park developed by BEOS AG on the site of a former cable factory that has been repurposed and redeveloped into a vibrant urban neighbourhood.
For the first time in its history, BEOS has been selected as one of the strongest brands in the annual German Brand Award. The prize jury selects BEOS as the winner of the Corporate Services category.
The coronavirus pandemic has disrupted the world of work. Thanks to its long-established digital and decentralised processes and workflows, BEOS is well placed to adapt to new working conditions, proving that it is possible to manage real estate from the comfort of your living room.
For the third time in succession, BEOS AG takes third place in the 2020 Immobilien Zeitung employer ranking as one of the most popular employers among the students surveyed.
The gala immobilienmanager Award ceremony takes place on 27 February 2020 and BEOS is selected as the winner of the Human Resources category at the “Oscars of the real estate industry”. The jury comments that “BEOS has succeeded in creating a working environment that not only authentically reflects its own values, but also implements them in its daily work”.
In December, BEOS and Swiss Life Asset Managers assumed the long-term management of the 545,000-square-metre Griesheim industrial park in Frankfurt am Main in order to develop it into a modern, mixed-use commercial quarter.
In November, BEOS is awarded the Scope Alternative Investment Award in the “Institutional Real Estate Specialist” category – for the second time since 2017.
The BEOS Report 2018 wins numerous design prizes: The Berliner Type Award, the Iconic Award, the Red Dot Award and the DDC Award.
As the only specialist among the ranks of major all-rounders, BEOS is selected as one of the top 10 German asset managers in the European Real Estate Brand Book 2019 for the first time.
BEOS celebrates its tenth anniversary in the Rhine-Main region: From the Frankfurt am Main office, which was founded in 2009, a team of twenty now manages a portfolio of more than 16 properties.
Inaugural BEOS alumni meeting in Berlin: Under the motto “Reunions make friends”, former BEOS employees gather in late March for the kick-off of the BEOS ALUMNI platform.
In 2019, BEOS AG once again proves its qualities as a top employer: In February, the company receives the Top-Job-Award for the fourth time. In Immobilien Zeitung’s employer ranking, BEOS consolidates its position in 3rd place.
With a transaction volume of EUR 1.8 billion, assets under management rose to EUR 3.4 billion by the end of 2018. The number of employees at BEOS and the property management subsidiary BEREM increased to 169.
At the end of 2018, BEOS was managing a portfolio of 116 commercial properties with a total lettable area of around 3.3 million square metres on behalf of institutional investors. Additions to the portfolio in 2018 included the Coloneum television studio complex, one of Europe’s largest and most modern studio facilities, the former thyssenkrupp site in Berlin and the Rheinhöfe in Dusseldorf.
Scheduled exit: November was also the month for Helaba Invest Kapitalverwaltungsgesellschaft mbH’s acquisition of the BEOS Corporate Real Estate Fund Germany I (CREFG I) on behalf of numerous German institutional investors. The acquisition was structured as a unit certificate transaction. BEOS remains in place as the fund’s asset management, ensuring continuity for tenants.
In November, the acquisition of the Laetitia portfolio lays the foundation for the BEOS Corporate Real Estate Fund Germany IV (CREFG IV), the first BEOS special fund launched by Swiss Life KVG. The portfolio acquisition is one of the largest commercial property transactions in Germany in 2018.
September saw the fourth BEOS FORUM "Thinking Ahead". At ewerk in Berlin-Mitte, 130 guests and experts explored the topic "Dimensions of Density".
BEOS AG joined the Swiss Life Asset Managers family on 30 August 2018. This opens up new long-term opportunities for continuing the growth of recent years. BEOS will remain an independent brand.
In the IZ Employer Ranking, students rank BEOS as the third most popular employer in the industry for the first time.
Continuing an established tradition, BEOS extends its support of the IMMOMENT mentoring programme in 2018, offering young professionals the opportunity to be mentored by a senior manager for a whole year.
In January, BEOS launches the Value Investment Fund Germany I with equity commitments of €140 million from seven German institutional investors and acquires the fund’s first property. The fund will invest a total of up to €280 million, including loan capital.
As part of its digitalisation strategy, BEOS creates the new position of Digital Transformation Director, appointing Daniel Seifert-Ziehe to the role in January. With the aim of pioneering digitalisation in the real estate sector, in February BEOS launches a strategic partnership with the software company Architrave GmbH, the market leader for intelligent data rooms, thus building on its cooperation to date. The aim of the partnership is to further digitalise and optimise documents, data and processes in asset management, including the use of artificial intelligence.
Also in February, and for the third year in succession, BEOS receives the TOP JOB award. BEOS was again the sole representative from within the real estate industry to be recognised as an attractive SME employer and is hereby confirmed as one of the top ten employers of its size in Germany.
In April, the two previous Members of the Executive Management Board, Dr Stephan Bone-Winkel and Dr Ingo-Hans Holz, transfer to the company’s Supervisory Board as planned, which now has five members. Martin Czaja is appointed as Spokesman of the Management Board, which now also has five members.
As a joint venture with GETEC, BEOS founds BETEC Energieeffizienz GmbH in June. This strategic partnership focuses on the energy-efficient redevelopment of corporate real estate.
In November, BEOS celebrates its 20th anniversary with its 130 employees. Always true to the philosophy "think ahead", BEOS has become the market leader for corporate real estates.
Having already received the PLATOW Real Estate Award 2017 in September in the category “Commercial Real Estate”, BEOS AG’s CEO Martin Czaja receives the Scope Alternative Investment Award 2018 for the first time in November. Awarded in the category “Institutional Real Estate Specialist”, the jury made the award based on BEOS AG’s special AIF product strategy, which focuses on corporate real estate, the company’s broad mix of tenants, outstanding performance and greater depth of value-added.
In January 2016, the Executive Management Board expands, bring the plans approved the previous year to fruition. Jan Plückhahn, Hendrik Staiger, Martin Czaja, Holger Matheis and Dr Christoph Holzmann add their support to the two previous board members, Dr Stephan Bone-Winkel and Dr Ingo-Hans Holz.
In April, a new BEOS office opens in Stuttgart. Dr Dominic de Vries is appointed to manage the new regional office, having previously served as Project Manager at the BEOS office in Hamburg. At the same time, two more new regional Office Managers are appointed, both of whom have previously worked for BEOS: Jan Plückhahn hands over management of the Hamburg office to Katja Freese, and Holger Matheis is succeed by Sebastian Pijnenburg in Berlin.
In June, BEOS celebrates the topping out ceremony at the NOVA business park in Neufahrn near Freising. The former AVON site is now home to flexible, multi-functional office, warehouse, logistics, production and service space for up to 30 SMEs. The first tenants are scheduled to move in before the end of the year.
In July, BEOS is ranked one of the top ten employers in the Immobilien Zeitung’s annual rankings. Students at more than 100 universities were surveyed, and 82.4 percent said that BEOS’ attractive positions and working conditions are just what they desire and want from a future employer.
In October, the acquisition of the Siemens Industripark in Karlsruhe is the first major transaction for the new BEOS Corporate Solutions division. Further transactions are planned.
In December, the second major transaction is concluded by the Corporate Solutions division.
In a joint venture with TRIWO AG, BEOS takes over the special-purpose airport at Oberpfaffenhofen near Munich, along with the neighbouring business parks in Gilching and Gauting, from the Airbus Group. BEOS plans to invest hundreds of millions of euros in the sites.
In February 2015, Dr Stephan Bone-Winkel and Dr Ingo-Hans Holz were named ‘Leader of the Year’ at the 2015 Real Estate Executive Awards. In June, BEOS AG wins its second TOP JOB employer award.
The BEOS Rhine-Ruhr office came under new management on 1 October. Sebastian Jansen took over Dr Philipp Feldmann’s responsibilities. Jansen has worked for BEOS since 2013 – until his appointment, he was project manager for the Carlswerk property.
In the third quarter, BEOS acquired four properties with a total volume of about €150 million for the open special real-estate AIFs CREFG II and CREFG III. As a result, CREFG II was fully invested by year-end.
In December it was announced that the Executive Board would be expanded from two to seven members on 1 January 2016. At the same time, five new departments are being created.
The new members join the existing Executive Board consisting of Dr Stephan Bone-Winkel and Dr Ingo-Hans Holz.
In November, Dr Stephan Bone-Winkel wins the Urban Leadership Award presented by ULI Germany.
In September, the second BEOS Forum weiter denken (BEOS Thinking Ahead Forum) is held in Berlin.
To further increase transparency in the commercial real estate market segment and facilitate access to this segment, the market’s major Players – ATOS, aurelis, BEOS, Hansteen, GSG Berlin, SEGRO, Sirius and Valad – founded the ‘Commercial Real Estate Initiative’. Together with the research firm bulwiengesa, a joint market report was created to regularly provide information about the segment.
BEOS wins the TOP JOB Award and is named one of the 100 best German SME employers.
Altogether, BEOS AG manages 48 properties with a rental area of 1.5 Million sqm and a market value of around €1.1 billion. The 63-strong team now works at five locations, with the fifth office being the newly opened BEOS South branch in Munich.
BEOS AG founds its own property management company, Berem Property Management GmbH, with Pekka Ylä-Outinen as CEO. The new company specialises in mixed-used commercial properties and works exclusively for the existing inventory and project developments managed by BEOS.
The BEOS Corporate Real Estate Fund Germany I is fully invested with 22 fund properties after an acquisition phase of only two and a half years.
The BEOS Corporate Real Estate Fund Germany II is launched as a special fund with a target volume of €400 million. Equity commitments totalling €364 million give the fund total capital resources of €630 million.
The first ‘BEOS Forum weiter denken’ (BEOS Thinking Ahead Forum) is held in Berlin with over 140 participants.
Steffen Uttich takes over the newly created role of Head of Fund Management.
BEOS now trades as a public limited company, BEOS AG and moves into a new head office at Kurfürstendamm/Schlüterstrasse in Berlin.
With the BEOSinvest - The Property Quick Check, BEOS develops the first app in Germany that allows a quick and value-based investment calculation for property investments.
BEOS sets up its first special fund for corporate real estate with the BEOS Corporate Real Estate Fund Germany I. BEOS goes live with a new website and integrates all relevant social media channels.
BEOS announces the launch of a special fund and works with a leading contractor to develop models for improving the energy efficiency of rented properties in its inventory.
At the Rhine-Main, Mainz, Stuttgart, Berlin and Cologne offices, excellent rental results are achieved thanks to significant investments in spite of the general economic crisis. At the Carlswerk in Cologne, about 15,000 sqm of commercial space is leased by October – the entire Cologne market had only seen leases of 140,000 sqm up to that point.
Dr Job von Nell amicably steps down as a shareholder and director of BEOS GmbH.
With property purchases in Berlin and the Rhine-Main area, the portfolio managed by the BEOS grows to over 650,000 sqm of commercial space. BEOS opens an office in Frankfurt.
BEOS increases its headcount to 35. With its proven equity partners, BEOS plans investments in the corporate property segment with a volume of over €350 million for 2007.
BEOS opens its first office in Hamburg and expands the portfolio to now include commercial property in Berlin, Hamburg, Konstanz, Cologne, Regensburg and Ulm, as well as in Horgen, Switzerland.
The occupancy rate in the properties managed by BEOS is 97 percent.
Renaming the company as BEOS GmbH reflects the merger of the project development and asset management departments.
With the move to a listed building at Burgstrasse 27 in Berlin-Mitte, BEOS implements a non-hierarchical, open workplace concept with 25 employees in large, open rooms.
With the acquisition of Alcatel’s Berlin headquarters in Colditzstrasse on a sale-and-lease-back basis, a substantial space is revitalized for the move-in of the Main Customs Office (Hauptzollamt). The property is fully let within twelve months.
Under a sale-and-lease-back deal, BEOS revitalises the new tax office in the Neukölln district of Berlin in record time and leases it to the tax office.
BEOS realigns its business strategy and focuses on taking over mixed-use commercial real estate and acquiring existing properties with a flexible mix of office, production and warehouse space in Berlin.
Together with the Managing Directors Florian Schmitt and Thomas Bacherer, BEOS Projektmanagement GmbH is founded for the technical construction management sector.
As a result, the service spectrum now includes project control, management and leadership, as well as general planning and quality assurance and management.
BEOS moves into Neue Schönhauser Strasse 3-5 in Berlin-Mitte – a property it developed itself. The project was sold before construction even began, and was fully leased nine months before completion.
The interdisciplinary team of architects, businessmen, lawyers and planners grows to 20 employees.
BEOS wins the competition for the realisation of the Hungarian Embassy on Unter den Linden, Berlin, and an adjacent commercial building, based on BEOS’ innovative implementation and financing concept under a joint venture.
Projects are developed in Poland, Hungary and Berlin for primarily institutional users and investors.
BEOS develops its first commercial projects in Berlin and specialises in revitalising existing properties.
On 1 November, BEOS Projektentwicklung und Immobilienmanagement GmbH (today BEOS AG) is founded by Dr Ingo-Hans Holz, Dr Stephan Bone-Winkel and Dr Job von Nell in Berlin. It seeks to set new standards in concept-based project development based on the principles of systematic user focus, independence, versatility and ‘thinking ahead’.
