As a repositioning fund, it enables a select group of investors to enter the corporate real estate value chain earlier. In 2022, a second equity tranche was collected from existing investors, which almost doubled the fund volume. Such developments, especially in challenging times, testify to the great confidence of our investors and are based on many years of partnership and collaboration.<\/p>\n

At the end of 2019, the sale of the \u201cKarlspark Technologiezentrum\u201d in Karlsruhe, which was acquired in a sale-and-rent-back transaction, led to the initial conclusion of a comprehensive repositioning following the implementation of a new management concept and several new leases of the former \u201csale-and-lease-back\u201d transaction.<\/p>\n <\/div>\n <\/div>\n <\/div>\n<\/section>\n\n

The fund continues to grow<\/h2>\n

Investors were able to celebrate two new additions in 2021: in Leingarten, in the heart of the fast-growing region of Heilbronn, a two-part property with potential for further development was acquired. A multi-use hall is to be built directly adjacent to the existing property. And speaking of neighbouring properties, directly opposite the \u201cRheinh\u00f6fe\u201d, a historic industrial park that has been part of the fund since 2018, one of the few brownfield sites available in D\u00fcsseldorf was acquired in 2021. The \u201cWerft 86\u201d property offers a wide range of development opportunities for different types of use, including the revitalisation of office space and the associated repositioning as a modern multi-tenant commercial park.<\/p>\n <\/div>\n <\/div>\n <\/div>\n<\/section>\n\n\n

Rheinh\u00f6fe industrial park with office and hall space in D\u00fcsseldorf<\/h3>

The Rheinh\u00f6fe commercial park offers a total lettable area of approx. 23,200 m\u00b2<\/span> on a site of approx. 38,700 m\u00b2<\/span>. The area was repositioned as a commercial park after extensive revitalisation from 2008. The Rheinh\u00f6fe are characterised by a flexible building structure and, as a result, a wide range of possible uses.<\/p>\n<\/p>\n <\/div>\n <\/div>\n <\/div>\n\n

Bergisch Gladbach Technology Park<\/h3>
\n

The Bergisch Gladbach Technology Park has a total lettable area of 74,600 m\u00b2 and has been managed by BEOS since the end of 2017. The 35 buildings on the site were constructed between 1960 and 2007. The goal is to gradually revitalise the established research and commercial location into a modern, mixed-use corporate property and to expand it with additional commercial space.<\/p>\n<\/p>\n <\/div>\n <\/div>\n <\/div>\n\n

Industrial park “Altes Gieswerk” in Glinde<\/h3>
\n

The former production location, which was revitalised as well as newly built in 2020 and 2021, is located in the Berliner Stra\u00dfe business park in the town of Glinde, seven kilometres east of the Hamburg city limits. The property consists of an office building that was modernised in 2020 as well as production, warehouse and logistics areas and offers space for service and wholesale companies.<\/p>\n<\/p>\n <\/div>\n <\/div>\n <\/div>\n\n \n <\/div>\n <\/div>\n<\/section>\n\n\n\n\n
